We organise the investigation.

Manage a leak remotely with an on-site contact

The landlord or property manager does not need to attend every check. With your nominated contact, we arrange communication, key collection and access. The tenant can describe the marks; a neighbour may provide the observation point we need.

Before the appointment, also tell us about appliances or furniture hiding the fittings. In one water damage case, moving equipment and removing a shelf was enough to expose a manifold. The leak was located without destructive work: arranging access was part of the investigation.

From the initial report to the repair quote

  1. Gather the facts. Photographs, when the marks first appeared, how they have changed and any link to the use of fixtures or appliances.
  2. Prepare the appointment. Tenant's contact details, keys, and access to a neighbour's home or shared areas if required.
  3. Understand the conclusion. A located source, a likely cause or a check still required: the report explains the level of certainty.
  4. Approve the next steps. A repair under a separate quote, followed by drying and restoration appropriate to the damage.

See what has been done and what remains to do

A report may recommend replacing a seal or fitting without that work having been carried out during the investigation. This distinction helps you make decisions remotely: which defect to address, which quote to request and which checks to retain before redecorating.

Our sample report shows these different sections. For a rental portfolio, residential building or co-living space, give us the address and urgency of each case; arrangements and availability are agreed for each visit.

Are you a tenant?

Notify your landlord or property manager and your insurer. Send photographs, the date you reported the problem and details of available access. The commissioning party and payment arrangements are defined before the visit.

Your questions before the visit

What should I ask the tenant before booking?

Photographs of the marks and nearby fixtures, when they appeared, how they have changed and when access is available. A neighbour's contact details are also useful if the damage appears in the flat below.

Can you arrange the investigation without the owner being present?

Yes, with a nominated contact, keys and an agreed scope. The access and permissions needed are arranged before the visit. How to manage a property remotely.

Once the leak is located, can the property be repainted?

Locating a leak does not mean it has been repaired, and repairing it does not mean everything is fully dry. The report sets out completed or recommended work; restoration needs to take account of moisture remaining in the materials.
