A ceiling stain does not yet tell you where the leak starts
A spreading water mark, bubbling paint, peeling plaster or drips from the ceiling indicate water ingress that needs investigating. Note whether the marks appear after a shower, continuously or after rain, and whether your neighbour also sees water running.

Supply pipe, waste pipe or water ingress: what needs checking?
The source may be a dripping isolation valve, a pipe fitting, a basin or shower waste pipe, a waterproof seal or an area exposed to rain. Water can travel through a partition or along a floor slab before appearing on the ceiling below.
Two nearby marks do not prove there are two leaks either. In one bathroom case, tests linked damp around several fixtures to a basin waste fitting. The task was to distinguish between the pipe systems, rather than simply follow the nearest stains.
Arrange access and test each possibility separately
We inspect the affected home and the installations that could be supplying the water. Depending on the evidence, checks focus on pressurised supply pipes, waste pipes or the seals around fixtures. Moisture readings, thermal imaging and dye tests provide complementary information.
In an apartment building, inspecting the marks in your home and testing a neighbour's shower during the same appointment can be decisive. Access to a cellar, service shaft or inspection hatch may also be needed. If access is unavailable, the report sets out the line of investigation and the check still required.
Stop the leak, then restore the ceiling
Locating the source, repairing it and redecorating are three separate stages. During one of our team's visits, two isolation valves were repaired and the subsequent checks recorded in the report. Drying and repainting the ceiling still needed to be arranged.
The report describes the work actually completed and the recommended next steps. Any additional repair needed is quoted separately from the investigation. See what a leak detection report contains.
Your questions before the visit
Does the leak always come from the neighbour directly above?
No. Water can travel, so the marks may not line up with the source. A fixture in the flat above, a vertical pipe or external water ingress are possibilities to distinguish between. The position of the water mark alone cannot establish the source of the damage.
My neighbour cannot provide access. Can you still visit?
We can inspect accessible areas, but some tests will remain incomplete. The building manager or property manager can help arrange a shared appointment. The access and information to arrange.
The leak is repaired. Why can I still see the stain?
Stopping the flow does not remove the damage or dry materials immediately. Moisture levels and the absence of further water ingress need to be checked before redecorating. What to check before restoring the ceiling
Can you find the leak without opening the ceiling?
A fitting may be accessible after moving furniture or through an existing hatch. A targeted opening may be needed if the defect remains concealed. Its position and purpose are explained before you agree.
How much does it cost to investigate water damage?
The number of homes to inspect, available access and whether an opening is needed affect the work involved. Our price guide distinguishes non-invasive and invasive investigations, with a quote tailored to the situation.
