INSURANCE
Who pays for leak
detection?
Your insurance may cover leak detection. This depends on your policy and the circumstances.
In a French co-owned building (copropriété), the IRSI agreement may determine who arranges leak detection. Your insurer or building manager can confirm the procedure.
Before incurring costs, check approval for cover, any upfront payment and the supporting documents required. Leak detection and repairs are not necessarily covered in the same way.

USEFUL QUESTIONS
Before you
ask us to investigate.
Answers to help prepare
our first conversation.
Do you always need to break into a wall or floor to find a leak?
A hidden manifold may be accessible by moving furniture. Elsewhere, an access hatch may reveal the leak without leaving enough room for repair tools. Any proposed opening is explained before work begins. See the examples and access needed ↗
Does leak detection include repairs?
Leak detection and repairs are separate services. The report explains the source identified, checks carried out and work completed or still needed. Repairs are covered by a separate quote. Understanding findings and recommendations ↗
Will my insurer reimburse me?
Cover depends on your policy, the incident and the investigations carried out. Ask your insurer or building manager who should arrange leak detection, which costs may be covered and which supporting documents are needed. We cannot guarantee reimbursement or that you will have nothing to pay. Questions to ask your insurer ↗
What should I prepare before contacting you?
Prepare a few photos, when the marks first appeared and details of any checks already carried out. Tell us whether water is still flowing. If a neighbour's property or a basement is involved, let us know who can provide access: some tests need access to several areas. Preparing an investigation involving neighbours ↗
What happens if the leak cannot be located?
Missing access or a concealed area may require additional checks. The report must distinguish a probable source from a point that has actually been located, and explain the next steps. Charging terms are set out in the quote. How to read the report's conclusion ↗
Does a ceiling stain tell you where a leak is coming from?
It shows where water is appearing, but cannot establish the source on its own. Observations in the affected area and checks on the installations help trace it back. Understanding a ceiling stain ↗
Damp in the bathroom: a seal or a pipe?
Seals and finishes, waste pipes and water supply pipes need to be assessed separately. In one basin investigation, the waste test was negative while the perimeter seal test was positive. Separate checks helped identify the repair needed. What to check for the signs you've noticed ↗
